Initial consultation — €290

A 90-minute site visit or video call to understand your project, flag the non-obvious constraints, and tell you honestly whether the scope you're imagining matches the budget you have in mind. No obligation to continue.

Scope and specification

A detailed written scope document: what's included, what materials, what tolerances, what sequence. This goes out to all contractors so every quote covers the same project.

Contractor selection

We work with contractors we have direct experience with in the region. We can advise on quotes you've already received or help you approach the right trades for your specific project.

Site coordination and follow-up

Weekly visits and progress reports. Trade sequencing. Issue flagging before they become delays. You stay informed without managing logistics yourself. Available as a standalone service if your project is already underway.

Neither. Lumard is an independent consultancy. We don't do any of the physical work, and we don't take commission from the contractors we work with. Our fee comes from you, which means our advice is aligned with your interests.

It depends entirely on the project. Structural changes, extensions, facade alterations, and some insulation works require a declaration préalable or permis de construire in France. The initial consultation covers what applies to your specific situation.

Yes. Site coordination is available as a standalone service. We also take on projects where something has gone wrong — a contractor dispute, a stalled site, a budget that's drifted — and help establish what's still possible and what the realistic path forward looks like.

Most of our projects are residential renovations — a bathroom, a kitchen, a full floor, an extension. We're not set up for commercial or new-build construction. Projects typically range from €20,000 to €200,000 in contractor costs.

For consultation and scoping work, we can work with clients remotely across France. For regular site visits, we prefer projects within about 60km of Fougères. We're clear about this in the initial conversation so there are no surprises about availability.
