Three ways to work with Lumard, depending on where you are in the project. You can engage one service independently or combine them into a full-project engagement.

Initial Consultation

For homeowners who are planning a renovation and want a clear-eyed view of what's involved before approaching contractors.

A 90-minute session — on-site in Brittany or by video call — to look at your project as a whole and tell you what you're actually dealing with. This isn't a quote; it's a diagnosis. We'll flag constraints you may not have considered, give you a realistic budget range, and clarify what decisions you need to make before you speak to any contractor.

There is no obligation to continue with Lumard after the consultation. Most people find the session useful even if they handle everything else themselves.

Scope: This is a consulting session, not a detailed technical survey. If your project requires a structural engineer's report or a formal diagnostic (DPE, amiante, plomb), we'll tell you in the session — but those are separate engagements with the relevant specialists.

Project Scoping Package

For homeowners who are ready to approach contractors and want a scope document that makes the quotes comparable.

A detailed written specification that defines exactly what's included in the project, what materials will be used, what quality standards apply, and in what sequence the work will happen. This document goes to every contractor you approach. They all bid on the same thing.

We also review the quotes you receive and advise on whether the prices and terms are reasonable given the scope. We don't make the decision for you — but we'll tell you if something looks unusual and why.

  • Site visit (one or more, depending on scope)
  • Written scope and specification document
  • Material specifications and tolerances
  • Trade sequence and approximate timeline
  • Guidance on permit applications if applicable
  • Review of up to three contractor quotes
  • Written commentary on the quotes you receive

Scope: Pricing depends on the size and complexity of the project. A bathroom scope is at the lower end; a full-floor renovation or extension scope is at the higher end. We confirm the fee in writing before starting. Note that this package does not include ongoing site visits during construction — that's the Coordination service.

Site Coordination

For projects in active construction where the homeowner needs someone on the ground who can see what's happening and escalate issues early.

or monthly retainer

Weekly site visits, progress documentation, trade sequencing, and direct communication with contractors on your behalf. You receive a written update after each visit — what was done, what's next, what needs a decision from you.

This service is also available for projects that started without a Lumard scope. We take on situations where work is underway, a contractor has dropped out, or a timeline has slipped significantly — and help you understand what's still achievable and on what terms.

Geographic scope: Regular site visits are practical for projects within roughly 60km of Fougères. For projects further afield, we discuss frequency and travel separately. The hourly rate applies for ad-hoc consultations; monthly retainer pricing is available for projects requiring weekly visits over an extended period.
